Garage flooring pros

Garage flooring pros: how to tell a good one from a cheap one.

If you are collecting quotes right now, this page is built for that. Most coating quotes look alike on paper and are nothing alike on the slab. Six questions sort them out. Ask every company you are talking to, including us, and compare the answers not just the numbers.

If you already have a quote

Bring it to us and you finish under it.

Send us the written quote you already have. We match it and take another $50 off, so you pay less than the price you had already decided was fair. There is no haggling on our side, because there is no commission sitting in the number to haggle with.

We match it, then go $50 under

Not a meet in the middle, and not a manager who has to approve it. The quote you send is the number we beat. One match per project. It has to reach us before install day rather than after the floor is down.

It has to be the same floor

Two coats of polyaspartic, a full flake broadcast, and mechanical preparation, meaning diamond grinding or shot blasting rather than an acid wash. Same square footage, from a real insured installer. Worth checking before you send it: a quote that says polyaspartic but puts an epoxy or polyurea base under it is not two coats of polyaspartic, and that is usually where two quotes a few hundred dollars apart turn out to differ.

Before you sign anything

Six questions to ask any garage flooring pro.

None of these are trick questions. A good installer will answer all six without hesitating, and the answers are where the price difference between two quotes usually turns out to be hiding.

  1. What product are you actually installing?

Ask for the system by name, not the word “epoxy” used loosely. Epoxy is the cheapest like-for-like option, and its service life is unpredictable outdoors and under heat: a few weeks at the bad end, a couple of years at the good end. Polyaspartic really does last 15 to 20 years.

Then ask the question almost nobody asks: what is the base coat, and what is the top coat? A quote can say polyaspartic and mean an epoxy or polyurea base with a thin polyaspartic layer over it. That is not a polyaspartic floor and it does not last like one. Ours is polyaspartic in both coats, and if the answer you get is “epoxy or polyaspartic, depending”, you are being quoted on whichever one wins the job.

  2. How are you preparing the slab?

Diamond grinding or shot blasting. Those are the two answers. An acid wash or a degreaser is not surface preparation, it is cleaning, and a coating laid over it is bonded to the top skin of the concrete rather than to the concrete. This is the single step that decides whether a floor is still there in ten years, and it is the first one a cheap quote drops.

  3. Have you checked the slab for moisture?

Water moving up through a slab will push any coating off it, no matter what the coating cost. We do not coat over moisture at all. If we find it, that means extra preparation or a new date, and either way you hear it before we start rather than halfway through. Ask the question. The answer tells you a lot.

  4. Who is doing the work, employees or subcontractors?

Every one of our crews is our own staff, trained in-house on the installation and on how to conduct themselves in somebody’s home. A subcontracted crew is a different company each time with a different standard, which is how two customers of the same company end up with two different floors.

  5. What does the warranty cover, in writing?

“Lifetime” on its own means nothing. Ask what failures it names, who it covers, and what it excludes. Ours covers peeling, blistering, fading and yellowing on an interior garage floor for as long as you own the home. It is non-transferable, so it runs to you rather than to the next owner. The exclusions are listed in public on the warranty page rather than in a PDF you get after you have paid.

  6. Can I see the price without a home visit?

A price that only exists after somebody has sat in your kitchen for an hour is a price built around that hour. Ours is published: put in your garage size and a color and you get the real number in about a minute, the same number everybody else with the same garage gets, backed by a price match guarantee.

Polyaspartic or epoxy

What most pros install, and what we install.

This is the difference that question one is really about. It is not a small one, and it is the reason a cheaper quote is often the more expensive floor.

Polyaspartic, what we install

  • Ultraviolet stable, so the color you choose is the color it stays. It does not amber.
  • Stays slightly flexible once cured, so small slab movement does not crack the finish.
  • Bonds into a slab we diamond grind open rather than sitting on the surface, so it does not peel.
  • Each coat is ready for the next without a long wait, so the garage is open to you again quickly.
  • Low odor and low VOC, which matters when the garage is attached to the house.
  • 15 to 20 years of real service life, and covered for life on an interior garage.

Epoxy, what we do not install

  • Cheapest like-for-like, which is the whole reason it is still being sold.
  • Ambers and fades, in sunlight and under heat, whether it is covered or not.
  • Brittle once cured. The slab moves, the finish cracks.
  • Lifespan is genuinely unpredictable. A few weeks at the bad end, a couple of years at the good end, and nobody can tell you in advance which you are getting.
  • Strong fumes for days while it cures.
  • When it fails it has to come off before anything else goes down, so you pay twice.

What you get in writing

What we stand behind, in plain terms.

$99 to book, and that is the only thing paid before the work is done
Life on an interior garage floor, for as long as you own the home
$99 to book
It holds your install date and nothing else is taken up front. The balance is due when the floor is finished and you have seen it. Cancel 72 or more hours out and the $99 is refunded in full; inside 72 hours it is forfeited, because your crew is scheduled and your materials are pulled by then. The cancellation policy states it in full.
Lifetime warranty on an interior garage floor
Peeling, blistering, fading and yellowing, covered for as long as you own the home. There is no year count on it. It is non-transferable, so the coverage is yours rather than the next owner’s. The exclusions are published on the warranty page. Patios and pool surrounds are covered for 10 years instead, and out there we do not cover appearance change from sun, aging and wear.
Price match, and another $50 off
No salespeople and no hidden markups, so there is no room in the price for a discount that expires tonight. Bring us a written quote for the same floor from a real insured installer before install day and we match it and take another $50 off, so you finish under the quote you brought us. One match per project. See how the price match works.
You hear the bad news before we start
If your slab is pushing moisture we will not coat over it. That means extra preparation or a new date, and you are told before the crew opens anything. The same goes for a slab we can see is likely to move. A floor that fails costs you more than the delay does.

Our work

The same slab, before and after.

Every one of these started as bare or stained concrete that we diamond grind open before a drop of coating goes down.

Before and after of a two car garage, bare concrete beside a finished flake floor
A two car garage, finished in a day. The stains in the before shot are ground out of the slab, not painted over.
A garage before and after coating, bare concrete on the left and a finished gray polyaspartic flake floor on the right
A lighter blend. The flake is broadcast to refusal, so there is no thin patch to find later.
Before and after of a garage, bare concrete beside a dark flake floor with new cabinets
A darker blend. Eight flake colors and every one is the same build underneath.

Why neighbors choose us

What is different about buying it this way.

We replaced the old sales model rather than decorating it. That is the whole business, and it is why the price is what it is.

The price is published

Your garage size and a color give you the real number in about a minute. Everybody with the same garage in your city gets the same number. There is no negotiation because there is nothing built into the price to negotiate away.

Nobody is sent to your house to sell

No home visit to book, no evening lost, no manager calling back with a better offer. A real person does call you before install day, but to confirm the job rather than to close you.

One system, one crew, six metros

A full polyaspartic build and our own employees, in Dallas, Fort Worth, Austin, San Antonio, Houston and Oklahoma City. The floor you get in one is the floor you get in all of them.

Service area

Six metros across Texas and Oklahoma.

Our own crews, not subcontractors. Pick your city for local pricing and install days.

Questions

What people ask us

Where do I start?

Pick the finish you like and answer a few questions about your garage and you will have the price on screen. Start here. It takes about a minute and nothing is charged until you choose an install day.

Will I speak to a real person before my installation?

Yes. Our production manager calls after you book to confirm the order and answer anything you want to ask. You can reach us any time on (469) 990-9990 or at hello@mygaragefloors.com. What we removed is the salesperson, not the people.

Do you have in-house installers or subcontractors?

All of our team are our own employees. Each goes through training on the installation itself and on customer service before they work in anybody’s home. Nothing is subcontracted.

How long does the installation take?

A typical residential garage is a single visit. You can walk on the floor the next morning and the cars go back after 48 hours. The installation process page walks through every step, and most of them happen before any coating is opened.

What if I need to reschedule?

Tell us 72 or more hours before your install day and we move it at no cost. Inside 72 hours call us on (469) 990-9990 and we move it for you. If we move the date for weather or anything on our side, your deposit carries over. See the cancellation policy.

Is polyaspartic really better than epoxy, or is that just marketing?

We do not install epoxy, so read this knowing which side we are on. Epoxy is genuinely the cheapest coating like for like, and that is a real advantage if the only thing you are optimizing is today’s invoice. The problem is that its service life is unpredictable: a few weeks at the bad end and a couple of years at the good end, with no reliable way to know in advance. Polyaspartic lasts 15 to 20 years and does not amber. The comparison above is the whole of our case.

The cheapest quote I have is a lot cheaper. What am I missing?

Usually one of three things, and they are all invisible on the paperwork. The product may be epoxy rather than polyaspartic. The preparation may be an acid wash rather than diamond grinding, which is the step that decides whether the floor is still there in ten years. Or the flake may be a light scatter rather than a full broadcast, which you only notice once the floor is down. Ask the company which of the three it is. If the answer is none of them and the quote is still lower, send it to us and we will match it and take $50 off.

What does a garage floor coating cost?

It depends on square footage, the condition of the slab and the color. Rather than publish a range that will be wrong for your garage, the form gives you the real number in about a minute, with nobody calling you afterwards. See your price.

What happens if my floor fails?

Call us and we come back and fix it. That is what the warranty is for and we would rather hear about it early. The warranty page lists exactly what is covered and what is not, including the things no coating can fix, such as the slab underneath cracking because the ground moved.
