Straight answer: a polyaspartic garage floor normally runs 15 to 20 years. Epoxy is anywhere from a few weeks to a couple of years, and nobody can narrow that down before it goes on. Concrete paint is shorter still. The gap between those numbers has less to do with the label on the bucket than most people expect.

1. Epoxy: Short-Term Fix

Epoxy can last anywhere from a few weeks to a couple of years, and nobody can tell you which before it goes down. It depends on the prep underneath, how hot the garage gets and how much direct sun lands on the floor. They're prone to peeling, chipping and yellowing, especially in hot garages or under sunlight. It's a low-cost option, but not built for long-term performance.

2. Polyurea: Better, But Not Perfect

Polyurea coatings last longer and offer better flexibility and impact resistance than epoxy. But without a proper UV basecoat, they can still fade or yellow over time.

What Actually Decides How Long a Floor Lasts

Four things, in roughly this order.

The prep. A coating is only as good as its grip on the concrete. Diamond grinding opens the surface so the base coat can key into it. Acid etching or a quick sweep does not, and that is the single most common reason a floor lifts.

The base coat. What goes down first is what holds the floor on. It is also the part you cannot see once the job is finished, and the part that quotes tend to be quietest about. Ask what it is and get the answer in writing.

Sun and heat. A garage door facing the afternoon sun bakes the strip of floor just inside it. That is where epoxy fades, yellows and starts to lift first. Polyaspartic is UV stable, so in year ten that strip still matches the rest of the floor.

Moisture under the slab. If water is coming up through the concrete, nothing will stay stuck to it. We do not coat a slab that is still holding moisture. It gets dried out first, and a leak feeding it gets fixed first.

What the Warranty Actually Says

A lifetime warranty on an interior garage floor, for as long as you own the home. Exterior and commercial work carry their own terms and we put those in writing with the quote. It does not transfer to the next owner.
