7 Reasons Epoxy Flooring Might Not Suit Your Dallas Home

Epoxy is the cheapest flake floor you can buy, and in a Dallas garage that is usually the problem. Heat, direct sun and slab moisture are the three things epoxy handles worst, and North Texas has all three. Here are the seven places it gives out, and what to use instead.

Not well, and the damage comes from your tires rather than the air. Epoxy softens as it warms. Park a car that has been out on the highway and the hot tires press into the softened coating, so when you pull out the next morning pieces of the floor come away stuck to the rubber. The trade calls it hot tire pickup, and it is the failure we get called about most in July and August.

Yes, and it does not stop. Epoxy yellows under UV light, so a garage door that faces afternoon sun turns the floor inside the door line a different shade from the back of the bay. It is not dirt and it does not clean off, because the color shift is inside the coating itself. A white or light gray floor shows it first.

Because nearly all of the work is in the concrete underneath, not the coating on top. The slab has to be ground open so the coating can grip it, and every crack has to be cut out and filled before anything is poured. Skip that and the floor looks perfect for a season, then lets go in sheets. This is the most common reason a garage floor fails early, and once the floor is down you cannot see whether it was done.

Less than most people expect. Brake fluid, gasoline and common solvents will soften or stain epoxy if they are left to sit, and a garage is exactly where those get spilled. If you work on cars in yours, or store anything that can tip over, this one matters more than the price difference.

Only if you are prepared to do it twice. The product in the box is not the problem. What the box leaves out is the grinder, which is the machine that actually makes a coating stick, and renting one for a weekend with the right diamonds usually costs more than the kit itself. Most DIY failures are not the material, they are the prep.

It can, and the water usually comes from under the slab rather than out of the air. Concrete poured on grade draws moisture up from the ground and releases it as vapor through the surface. Epoxy seals tightly enough to trap that vapor, and the trapped vapor lifts the coating into blisters. A slab can look bone dry and still do this, which is why it catches people out.

Anywhere from a few weeks to a couple of years, and nobody can tell you which before it goes down. It depends on the prep underneath, how hot the garage gets and how much direct sun lands on the floor. That is the real trouble with epoxy here: you cannot plan around a floor whose life nobody can predict. When it does go, the fix is stripping it back and starting again rather than patching, which is why the second floor costs more than the first one did.

Polyaspartic. It holds its color in direct sun, it shrugs off hot tires, and the garage goes back into service fast. The part that decides whether a floor lasts is the layer nobody sees: the base coat. A polyaspartic top coat poured over a cheaper base is still a cheap floor where it counts. If your garage gets direct sun and gets hot, epoxy is the wrong product for it. Polyaspartic costs more on day one and outlasts the difference. If the slab is holding moisture we do not coat it.
