In much of Florida, the lanai is where the house really lives. It is the covered, often screened space off the back of the home, sometimes with a pool inside the cage. People eat out there, read out there and walk across it wet. The floor is usually plain concrete, sometimes painted, and it is often the most worn surface on the property. This guide covers what a lanai floor goes through, which coatings hold up outdoors and which do not, and what to expect from a warranty.
What a lanai floor goes through
A lanai is not inside and not fully outside. That in-between position is what makes the floor hard to get right.
- Partial shade. The roofed section near the house stays shaded. The part under the screen gets sun for hours. One floor sees two different climates.
- Sun through the screen. A screen softens the light. It does not stop UV. Anything on the floor still bakes.
- Blowing rain. Summer storms push rain sideways through the screen. The floor gets soaked, then dries in uneven patches.
- Furniture and grills. Chair legs scuff. Grills drip grease. Planters leave rings and rust from metal stands.
- Bare feet. People walk on it barefoot and wet, so how it feels and grips matters more than it does in a garage.
These conditions show up in most newer neighborhoods with screened pools. Anyone looking at garage floor coating in Lakewood Ranch will recognize every one of them.
Common lanai slab problems
Before any coating goes down, it helps to know what is wrong with the slab you have.
- Cracks. Most lanai slabs crack somewhere. Shrinkage cracks are common. So are cracks from settling soil.
- The joint with the house. Many lanais were extended after the house was built. The newer slab meets the older one at a joint, and the two can move a little on their own.
- Mildew in the shade. The shaded corners stay damp and turn green or black. The guide to mold and mildew in a Florida garage explains why bare concrete feeds it.
- Peeling paint or old coatings. Paint and thin coatings peel first where water collects and where the sun hits hardest.
- Rust and grease stains. Bare concrete soaks them up and holds on.
Standard crack repair is included in the price. Cracks from a slab that is still moving are different. If a slab is likely to keep moving, we say so before we start. A coating can bridge a repaired crack. It cannot stop the ground under the slab from shifting, and a crack that keeps moving can come back through any floor.

Why epoxy is the wrong choice outdoors
Epoxy is still sold for patios and lanais, and it is a common floor to fail out there. Two things go wrong. Epoxy is not UV stable, so it yellows and dulls in sun. Under a screen cage, that shows first in the sunny half of the floor, leaving a two tone lanai. And because it does not handle heat swings and moisture well outdoors, it can lift and peel, often starting at the edges and in the wet spots.
There is a full write up on this in the dark side of epoxy patios. The short version: a floor that looks great the week it goes in can look tired after a few Florida summers.
Sun is the same enemy indoors, near an open garage door. The guide to why garage floors yellow and peel in Florida sun covers how UV breaks a floor down.
What a polyaspartic lanai floor is
We install polyaspartic only, in the base coat and the top coat. Polyaspartic is UV stable, so it does not turn amber in sun the way epoxy does. It is 85 to 95 percent solids, so what goes down stays down as a real film rather than thinning out as it dries. And it is low odor while curing, which matters on a lanai that opens straight into the living room.
Between the two coats goes a full broadcast of vinyl flake. On a lanai, that flake does two jobs. It hides dirt, pollen and water spots between cleanings. And it gives the floor more texture underfoot than smooth paint or bare sealed concrete. Any wet surface still calls for care, especially near a pool, so walk it like you would any wet floor.
Cleaning is simple. A sealed flake floor cleans with a hose and a push broom. Leaves, pollen and grill splatter rinse off instead of soaking in. If you want the garage and the lanai to match, the same system and colors work for both. The garage side is on garage floor coating in Winter Garden.
Prep matters as much outdoors as in the garage
A coating that only sits on the surface is the first thing to let go. Outdoors, with rain and heat working on it, that is even more true. We diamond grind every slab first, lanai or garage. Grinding takes off old paint, sealer and the weak top layer, and opens the concrete so the base coat bonds into it.
Some lanai prep is specific to the space.
- Old paint comes off. A coating is only as strong as what is under it, and peeling paint is a weak layer.
- Screen and cage care. Grinding makes dust. The screen and the pool, if there is one, get protected.
- Moisture check. A lanai slab sits on the same ground as the house, often with no vapor barrier under an add-on section. If a slab is pushing real moisture, that means extra preparation or a new date.
- Joints and slope. Joints that need to move are left to move. The slope that carries rain away is kept.
That same process applies across the state, whether you are pricing garage floor coating in Clermont in the hills or a lanai close to the Gulf.
The outdoor warranty, stated plainly
Exterior residential surfaces, including patios, lanais and pool surroundings, carry a 10 year warranty. That is shorter than the lifetime warranty on an interior garage floor, because an outdoor floor lives a harder life.
Here is the part to know going in. For outdoor installs, changes in appearance caused by sunlight, aging or natural wear are not covered. A lanai that gets hours of sun through the screen will not look exactly the same in year eight as it did in year one. No outdoor floor does. The full terms are on the warranty page.
If you have a pool inside the cage, the deck around it has its own concerns, from hot concrete to splash. The guide to pool deck coating in Florida covers those.
In Kissimmee or anywhere else, the garage and the lanai can go in as one job, and you see your exact price online in about a minute, with no home visit.
