Lakewood Ranch started out as ranch land. The Schroeder-Manatee Ranch put the acreage together in 1905, and the planned community was established in 1994. It covers southern Manatee County and reaches into northeastern Sarasota County, bounded roughly by SR 64, Fruitville Road and I-75. The 2020 census counted 34,877 residents, and it has ranked as the country's top-selling multigenerational planned community for years running. Nearly every one of those homes came with a plain gray garage slab.
Almost every garage here is young. Summerfield, the first neighborhood, was finished in 1995, and building has not slowed since. That means fresh, dense, troweled slabs in place of cracked old concrete. A new slab looks fine on move-in day. Bare, though, it stains with the first oil drip, it dusts, and it soaks up whatever rolls in on the tires.
Our method opens that tight surface first. A diamond grinder takes off the smooth top layer, so the coating can grab real, open concrete. There is no acid wash at any point. Standard crack repair is built into the Lakewood Ranch price, so hairline cracks from settling get filled before the coating goes on. Next comes the full polyaspartic system, with a base coat, a dense broadcast of flake and a clear topcoat over all of it. The color holds and will not yellow, even with years of sun.
Nobody from outside our company touches your floor. Our installers are employees we hire and train in our own system. No Lakewood Ranch floor is ever handed off to a subcontractor, and we are not a franchise. Each interior floor carries a lifetime warranty that covers any peeling, chipping or delamination. And the price is the lowest anywhere in Greater Tampa Bay.
