Garage floor coating in Florida

Garage floor coating in Florida, priced online and backed for life.

Florida asks more of a garage floor than most states do. Sun straight through an open door, air that stays wet for half the year, and a summer storm most afternoons from June to September. We install one system built for that, we publish the price so nobody has to sit in your kitchen to give you one, and we back an interior garage floor for as long as you own the home.

Why the floor matters more here

Three things about Florida that decide how long a floor lasts.

A garage floor in Ohio and a garage floor in Florida are not asked to do the same job. These three are the reason we put down polyaspartic and nothing else.

Sun that never really takes a season off

Most of the state sees strong sun all year, not just in summer. Every afternoon it comes in low across the slab the moment the door goes up. Ultraviolet light is what turns a light floor yellow. Polyaspartic is ultraviolet stable, so the color you choose is the color it stays. Epoxy ambers under that light, which is one of the reasons we do not install it.

Wet air and a slab that holds water

Concrete is porous, and in Florida the air around it stays humid for months at a time. A garage slab soaks some of that up and gives it back from underneath. A coating that only sits on the surface is the first thing to let go when that happens.

That is why the grind matters more here than anywhere. We diamond grind the slab open so the coating bonds into the concrete instead of resting on it. If a slab is pushing real moisture, we tell you before we start, not halfway through.

Storms, sand and whatever comes in on the tires

Afternoon downpours, hurricane season, beach sand, salt air near the coast and lawn grit from a mower all end up on the garage floor. Bare concrete holds onto it. A sealed flake floor does not, so a hose and a push broom bring it back after the worst week of the year.

Each one in more depth: epoxy against polyaspartic in Florida humidity · moisture in a Florida garage slab · sun, hot tires and yellowing · garage floors after a hurricane or flood · mold and mildew in the garage · salt air and coastal garages.

One system, not a menu

Why we install polyaspartic and nothing else.

Plenty of companies in Florida will quote you either one and let the price decide. We do not, and this is the whole reason. Read it knowing which side we are on.

Polyaspartic, what we install

  • Ultraviolet stable, so Florida sun does not turn your light gray floor yellow.
  • Resists hot-tire pickup, so a car home from the interstate in August does not lift it.
  • Bonds into a slab we diamond grind open rather than sitting on top of it, so it does not lift off the slab.
  • Each coat is ready for the next without a long wait, so your garage comes back to you quickly.
  • Low odor while it cures, which matters when the garage is attached to the house.
  • 15 to 20 years of real service life, and covered for life on an interior garage.

Epoxy, what we do not install

  • Cheapest like for like, which is the whole reason it is still sold.
  • Ambers and fades under sun and heat, whether the floor is covered or not.
  • Softens under hot tires and can peel up where the car parks.
  • Service life is genuinely unpredictable. A few weeks at the bad end, a couple of years at the good end, and nobody can tell you in advance which one you are buying.
  • Strong fumes for days while it cures.
  • When it fails it has to come off before anything else can go down, so you pay twice.

Worth checking on any quote you are holding: a quote can say polyaspartic and still put an epoxy base coat underneath it, which is not a polyaspartic floor and does not last like one. Ours is polyaspartic in both coats. Polyaspartic against epoxy side by side.

What a cheap quote skips

Most of the job happens before any color goes down.

The preparation is the part you never see and the part that decides whether the floor is still there in ten years. In a humid state it is also the part that matters most.

We diamond grind the slab open so the coating bonds into the concrete. An acid wash is cleaning, not preparation, and it is the difference you cannot see on a quote.

What we stand behind, in plain terms.

Life on an interior garage floor, for as long as you own the home
60 sec to see your exact price, with nobody sent to your house
Lifetime warranty on an interior garage floor
Peeling, blistering, fading and yellowing, for as long as you own the home, with no year count on it. It is yours rather than the next owner’s. A lanai, patio or pool deck is covered for 10 years instead, because a lifetime term on a slab in full Florida sun is a number we could not stand behind. The exclusions are published.

Standard crack repair is already in it. There is no salesperson to negotiate with and no number that changes once someone sees your garage.

You hear the bad news before we start
Moisture in the slab, or a slab we can see is likely to keep moving, means extra preparation or a new date. You are told before the crew opens anything.

Questions

What people in Florida ask us.

Do you cover my part of Florida?

This page links every Tampa Bay and Orlando area town that has its own page. Coverage is decided street by street, so the quickest answer is to enter your address in the price tool. It checks your address before anything else happens.

Will Florida sun ruin the floor?

Not an interior garage floor. Polyaspartic is ultraviolet stable, so heat and sun do not amber it, and that is exactly why we use it. Outside is a different question: a lanai, patio or pool deck in full sun is covered for 10 years rather than for life, and out there we do not warrant appearance change from sun and wear.

Does humidity cause problems for a garage floor coating?

It causes problems for a coating that only sits on the surface. Florida slabs take on moisture from wet air and wet ground, and a thin roll-on finish lets go first. We diamond grind the slab open so the coating bonds into the concrete, and if a slab is pushing real moisture we tell you before we start.

My slab already has cracks. Can you still coat it?

Usually yes. Normal hairline cracking and small chips get filled and ground flat as part of the preparation, and once the flake is down you will not find them. What a coating cannot do is hold a slab together. If your concrete is actively moving or badly broken up, we will tell you that before you book rather than coat over it.

How long before I can park on it?

You can walk on the floor the next morning and the cars go back 48 hours after we finish. The installation process page walks through every step, and most of them happen before any coating is opened.

What does a garage floor coating cost in Florida?

It depends on how many cars your garage holds, whether the floor was coated before and the color you pick. Rather than publish a range that will be wrong for your garage, the price tool gives you the real number in about a minute with no sales call afterwards.

Is polyaspartic really better than epoxy, or is that just marketing?

We do not install epoxy, so we are not a neutral judge here. It is genuinely the cheapest option like for like, and that is a real advantage if the only thing you are weighing is today’s invoice. The problem is that its service life is unpredictable: a few weeks at the bad end and a couple of years at the good end. Polyaspartic lasts 15 to 20 years and does not turn yellow. That is the whole of our case.

Can you coat a lanai or pool deck too?

Yes. The same polyaspartic system goes down on a lanai, patio or pool deck. Outdoor slabs are covered for 10 years rather than for life, because full Florida sun and standing water are a harder job than the inside of a garage.

Do you use your own installers or subcontractors?

Every crew is our own staff, trained in-house on the installation and on how to conduct themselves in somebody’s home. A subcontracted crew is a different company each time with a different standard, which is how two customers of the same company end up with two different floors.
